Meadow View Place is a 56 unit, multi-family apartment complex located near Schaffer’s Mill. It includes 14 one-bedroom units, 28 two-bedroom units and 14 three-bedroom units, a community building with common areas, an outdoor patio and a small playground for children.  Of the total units, 35 units (64%) are restricted to 50% or less of Area Median Income (AMI) households and 20 units (36%) are restricted to 60% or less of AMI households. The buildings have rooftop solar panels to achieve zero-net-energy usage and to help fulfill the project’s commitment to reduce greenhouse gas emissions. Through the Sustainable Communities Grant funding, the project, with support from Placer County, will meet required greenhouse gas emission reductions through transit, trail and energy improvements. 

Funding

The total project cost is estimated at $27.24M. The project secured a 4% California Tax Credit allocation, a $3,586,000 infrastructure grant and $7,495,413 housing loan from the Strategic Growth Council and California Department of Housing and Community Development Affordable Housing and Sustainable Communities Program, a California Community Reinvestment Corporation: $1,600,000 permanent loan, $12.3M equity investment from Enterprise Housing Credit Investments, a $17M construction loan from Wells Fargo Bank, and a $100K grant from the Martis Fund. New Martis Partners, LLC donated the project site.
